A listing that looks cheap on price and average on area
Blue Bay has recorded seven condominium sales in the three years to 26 August 2026, worth $4,025,000, from $400,000 to $850,000 at a median of $560,000. One of the seven closed above its asking price — one of only three sales anywhere in Pedregal to do so.
The units split cleanly into two sizes. Four three-bedrooms of 2,712 to 2,923 square feet closed at a median of $690,000. Three two-bedrooms of 1,417 to 1,567 square feet closed at a median of $405,000. Across all seven, the median worked out at $261 per square foot — the lowest of any Pedregal condominium address with more than five sales.
One unit is listed: a three-bedroom of 2,102 square feet at $469,000. Against the $690,000 three-bedroom median that looks like a $221,000 saving. Against the recorded range of $206 to $291 per square foot, its $223 is unremarkable. It is a smaller three-bedroom, not a cheap one.

Both readings are correct. The listing is genuinely cheaper in absolute terms than anything three-bedroom that has closed here, and it is genuinely smaller than all four of them. On area it is priced a little under the middle of the range, which is a sensible place for a listing to start in a market where the median sale closes at 93.9% of asking.

Three things worth knowing about Blue Bay
Compare on area here, not on bedroom count. Blue Bay three-bedrooms have closed between $560,000 and $850,000 — a $290,000 spread — and most of that gap is size and position rather than anything you would notice on a listing summary. The per-square-foot column is doing more work at this address than the headline price.
It is the cheapest square footage in Pedregal. A median of $261 per square foot, against $363 at Montemar Pedregal, $386 at Cascadas and $333 at Monteluna. If floor area is what you are buying, this is where it costs least.
One sale here beat its asking price, which is worth knowing. In January 2024 a three-bedroom asked $620,000 and closed at $630,000. Across all of Pedregal only three sales in 139 have done that. It does not make Blue Bay a seller's market — the other six sales all closed below list — but it does mean a well-priced unit here can attract competition.
